When getting financing for your new home, never consider only the interest rate! Meet with a knowledgeable lender who has access to a wide variety of loan programs and can explain them to you. How long do you have tp pay off the loan? Is there a balloon payment? When is it due? Is the interest rate fixed or does it change? Is there a prepayment penalty? What are the closing costs? Are you paying points? Will there be one loan or two? Will you have to pay PMI? These are just some of the items to consider in addition to the interest rate before you settle on a loan. Sometimes it is beneficial to pay a slightly higher interest rate if the loan is more flexible and meets your other needs. Make sure your lender is choosing the loan program that is best for you, not for your lender!
